Understanding your earning estimates

How per-use rates, per-acre and annual amounts, and source attribution work — and why estimates might not show yet.

Earning estimates are the numbers you see on the Overview tab of Earn and on each parcel's Potential panel. They're a starting point, not a quote — you always set the final price when you create a listing.

Where to see them

  1. Open Earn and look at the Overview tab — the stats band shows Potential income, Live listings, Open inquiries, and Earned this year.
  2. Scroll to "What your land could earn" — each property card shows its per-use annual estimates with per-acre rates.
  3. Open a parcel in My land, tap Potential, then List your land — the same estimates appear per use.

Per-use rates

Estimates are broken out by use type — Hunting access, Crop lease, and Grazing lease — each with its own annual total and per-acre rate.

Where the numbers come from

  1. Based on nearby marketplace leases — the rate comes from comparable leases on the BirdDog marketplace near your property.
  2. Based on USDA county rates — the rate comes from USDA county-level rent data.
  3. Rough estimate — a looser figure when neither source covers your parcel.

Just claimed your land and don't see numbers yet? County rent data can take a little while to land — you'll see "We're still pricing your land" until it does. You don't have to wait: you can list the property yourself right away.

Income figures are estimates from county rates and nearby listings — actual lease prices depend on your land, market, and terms.
