How land leasing works on BirdDog

A lease is a season-long access agreement, not a per-trip booking. Inquiries are conversations, and installments are tracked on your Payouts tab.

Leasing is one of two ways land earns on BirdDog — the other is hosting per-trip hunts. They look similar on the marketplace, but they work differently.

What a lease is

A lease is a season-long land-access agreement. The landowner grants a lessee access to the property for a defined season (or year-round) in exchange for an annual price, paid Upfront (one payment) or in Monthly installments.

The two roles

  1. Landowner — lists the property for lease from Earn: sets the price, payment schedule, season, capacity, and details.
  2. Lessee — the hunter, farmer, or rancher who pays for access: finds the lease on the marketplace and taps Inquire about this lease to open a conversation with the landowner.

How a lease differs from a booking

  1. Duration — a booking is per trip (days); a lease covers a season (months) or the whole year.
  2. Approval — bookings have approve/decline; lease inquiries are conversations with no approve/decline.
  3. Payment — a booking charges the guest's card when the host approves; a lease follows the listing's payment schedule, and each installment is tracked on the landowner's Payouts tab as Scheduled, then Due, then Paid — landing in the connected bank account two business days after each payment clears.
